HOW THE DRAWS WORK
Rehab funds are held back and released against verified completed work. Submit your documentation, we verify it, and the draw is funded within 24 hours.
This protects you as much as it protects us — capital stays tied to the project instead of being spent outside the approved plan.
WHAT WE NEED FROM YOU
Property address, purchase price, rehab budget, and your estimated after-repair value with the comparable sales supporting it.
The ARV is one of the most important numbers on the application. It is what we lend against, and a well-supported estimate gets you a real answer instead of another round of questions.

QUESTIONS ON THIS LOAN
How is a fix-and-flip loan different from a bank loan?
Banks rarely lend on distressed property and commonly take 30 to 60 days to close. We underwrite the property and the operator, fund the renovation through draws, and can close in as little as 48 hours.
Do I need a track record?
It helps, but it is not a wall. We evaluate the deal and the operator together. First-time flippers with a strong deal and a realistic budget get genuine consideration.
What if my ARV is wrong?
We validate after-repair values and rehab budgets against local comparable sales we know firsthand. If we see the value differently, we will tell you before you are under contract, not after.
